30-year fixed conventional rate-and-term refinance, $400,000 loan, $550,000 value, 780 or higher credit, single-family primary residence in Michigan. Points are a percentage of the loan amount; a lender credit lowers your closing costs. APR includes the points shown and an estimate of typical closing costs. Monthly payment is principal and interest only, for 360 monthly payments, and does not include taxes, insurance or mortgage insurance, so the actual payment will be higher. Lender fees and third-party closing costs are separate. Not a rate lock or a commitment to lend; your rate depends on your full file. Rate disclosures.

How these rates are priced

Lenders do not charge the same price for the same rate. We price your scenario with the lenders in our wholesale network, keep one price at each rate, and show you all of them. The number on this page is the number you are quoted. F5 Mortgage LLC is a licensed broker, and we never sell your information to other lenders.

Questions, answered plainly

Do I have to give my name, phone or email to see rates?

No. Every rate we show is live pricing you can see without giving us any contact details, and there is no credit pull. You only share contact details if you pick a rate and want us to lock it in for you.

Why do lenders charge different prices for the same rate?

Each lender sets its own price for every rate based on its costs, its appetite for that kind of loan and how busy it is. For one scenario a dozen or more lenders can offer the same rate at prices thousands of dollars apart. We price them and show you the price at each rate.

What is a lender credit?

A lender credit is money the lender puts toward your closing costs in exchange for a slightly higher rate. Points are the opposite: you pay at closing to buy a lower rate. Every rate we show says which one applies and how many dollars it is.

Are these real rates or teaser rates?

They are real prices from live lender rate sheets for the scenario shown, each with its APR and the date and time it was priced. Your final rate depends on your full file, and nothing here is a rate lock until you lock it.

What happens if I pick a rate?

You give us a name and a way to reach you, and a licensed loan officer confirms the details and locks the rate with the lender whose price is shown for it. Your information is never sold to other lenders.
